Frequently Asked Questions

General Roofing

  • Most roofs in our area last 10-20 years depending on the material, ventilation, installation quality, and weather exposure (Texas sun, wind, and hail are big factors). Architectural shingles tend to outlast 3-tab; and metal, tile, and composite can last significantly longer with proper install and maintenance.

What are the signs my roof needs to be replaced?

    Common replacement signs include:

    • Shingles curling, cracking, missing, or sliding

    • Granules collecting in gutters/downspouts

    • Soft spots, sagging, or decking damage

    • Repeated leaks (especially in multiple areas)

    • Flashing failures around chimneys, valleys, and penetrations

    • Roof age pushing 20+ years (or sooner after major hail/wind events)

  • A repair is usually the right call when damage is localized and the roof still has life left. A replacement makes sense when:

    • Damage is widespread (hail hits, wind lift across slopes)

    • The roof is near end-of-life

    • Multiple leaks keep popping up

    • Underlayment/decking issues are present
We’ll document what we find and give you the straight answer—repair if we can, replace if we should.

  • Yes. We plan around weather windows and protect your home throughout the process. Cold temps and rain can affect certain materials and seal times, but a professional crew can still replace a roof safely and correctly with proper scheduling and protection.

  • We recommend:

    • Once per year, and

    • After major storms (hail/wind)
Catching small issues early can prevent expensive interior damage.

  • Simple maintenance goes a long way:

    • Keep valleys and gutters clear

    • Trim back overhanging limbs

    • Check/replace pipe boots as they age

    • Watch flashing around chimneys and walls

    • Make sure attic ventilation is doing its job
We can point out the “high-risk” areas during an inspection.

  • We don’t recommend it. Walking on a roof can damage shingles, void warranties, and it’s a serious fall risk. If something looks off, call us—we’ll inspect it safely and document everything.

  • In most cases, yes—especially for storm checks and replacement evaluations. If you need a specialty inspection (real estate documentation, engineering-style reporting, etc.), we’ll tell you upfront before scheduling.

  • Delaying can turn a roof problem into a home problem:

    • Leaks spread into insulation, drywall, framing

    • Mold risk increases

    • Decking rot can expand and raise replacement cost

    • Insurance may reduce coverage or require action on older roofs
If timing is the issue, we can talk options to stabilize it short-term.

Roof Replacement & Install

  • Factors include roof size, complexity, materials, local permitting fees, tear-off costs, labor, and upgrades like underlayment or ventilation.

  • The biggest factors:

    • Roof size + complexity (pitch, valleys, dormers)

    • Material type and warranty tier

    • Tear-off (one layer vs multiple)

    • Decking repairs (if wood is damaged or not code compliant)

    • Ventilation upgrades

    • Flashing, chimneys, skylights, pipe penetrations

    • Code requirements and disposal

  • We inspect your roof, provide a detailed quote, schedule a date, protect landscaping, remove old materials, install your new roofing system, and clean up thoroughly.

  • Most homes take 1 day. Larger or more complex roofs can take 2–3 days, especially if decking repairs are needed or weather slows things down.

  • Usually, no. It’s loud (lots of vibration), but you can stay home. If you work from home, plan for noise during tear-off and install hours.

  • Roof work is stressful for pets. We recommend:

    • Keep them inside in a quiet room

    • Use white noise or TV for sound

    • Consider daycare/boarding for anxious pets

    • Keep gates closed—crews will be coming and going
We’ll keep the site clean, but nails/debris can happen during tear-off, so pet safety matters.

Roofing Materials & Options

  • We offer a range of products from CertainTeed. All asphalt shingles we install are rated as impacted resistant. Including architectural to designer styles.

    • 3-tab: thinner, lower wind rating, shorter lifespan, budget option

    • Architectural: thicker, better dimensional look, typically higher wind rating, longer lifespan
Most homeowners choose architectural for durability and curb appeal.

    • Impact-resistant architectural shingles are a great balance of cost + performance

    • Standing seam metal performs extremely well when properly installed (especially wind)
We’ll recommend what matches your home, budget, and storm exposure.

    • We Install Crown Roof Tiles, and those systems not only will stand the test of time, but will also have an elegant and timeless look.

    • EuroShield products are extremely resilient to the harsh Texas climate. “They’re only impact rated Class 4, because they don’t have Class 5 yet!”

  • Yes. You can switch materials (for example, shingles to metal), but we’ll evaluate:

    • Deck condition

    • Ventilation needs

    • Weight/attachment requirements

    • Budget and expected ROI
We’ll make sure the new system is built correctly for your home.

  • Often, yes—lighter colors can reduce heat absorption and may help attic temps a bit, especially with good ventilation. But ventilation and insulation usually make the biggest difference. We’ll help you pick a color that looks great and performs well.

Insurance & Warranties

  • Sometimes. Insurance typically covers sudden damage from covered events like hail or wind—not normal wear and tear. If you think storm damage is involved, we can inspect, document the damage, and help you understand what you’re seeing before you file.

  • Yes, it can happen. Some carriers require replacement after a certain age or if the roof shows visible wear. If you get a notice, don’t ignore it—an inspection and a plan can help you respond quickly.

    • ACV (Actual Cash Value): pays depreciated value (you cover more out-of-pocket)

    • RCV (Replacement Cost Value): pays to replace (minus deductible), and often releases full payment in stages
Your policy type makes a big difference in what you’ll pay.

  • Common warranty killers:

    • Improper installation or unapproved repairs

    • Poor ventilation (can cook shingles early)

    • Layering over old roofing when not allowed

    • Damage from foot traffic or unqualified work

    • Not following manufacturer requirements
We build installs around manufacturer specs and local code to protect your warranty.

  • We offer:

    • Manufacturer material warranties (varies by product)

    • Workmanship warranty on our installation (we’ll specify the term in your proposal)
We’ll also explain what’s covered and what maintenance helps protect it.

Gutter & Roof Add-Ons

  • Gutters don’t “protect the roof” as much as they protect the foundation, fascia, soffits, and landscaping by controlling water runoff. Without gutters, water can rot wood, stain siding, and cause erosion. In many homes, gutters are a smart upgrade.

  • Costs vary by home size and guard type, but many installs land around $1,000–$3,500+. We can quote options from basic screens to premium micro-mesh systems depending on your trees and debris load.

What are soffits and fascia, and do they need to be replaced too?

    • Fascia: the board behind your gutters (where gutters attach)

    • Soffit: the underside of the eave (often vented for attic airflow)
They don’t always need replacement, but if there’s rot, water damage, or poor ventilation, we’ll point it out. Replacing them at the right time can prevent bigger problems later.

Roof Cleaning & Maintenance

  • Roof cleaning depends on roof size, pitch, and how dirty it is. Many cleanings fall around $300–$900+. We’ll quote it based on your roof and the safest method for your material.

  • For asphalt shingles, the safest approach is typically a gentle/low-pressure wash with the right solution—high pressure can strip granules and shorten roof life. The best method depends on material type and what we’re removing (algae, debris, etc.).

  • We combine a thoughtful, human-centered approach with clear communication and reliable results. It’s not just what we do—it’s how we do it that sets us apart.

  • Most roofs don’t need frequent cleaning unless you have heavy shade, algae growth, or debris buildup. A good rule is every 2–5 years if needed, plus regular debris removal from valleys and gutters.
